Kirby Wong comes with more than 12 years of experience in shopping mall and mixed-use pre-development research and planning, having serviced clients such as Morgan Stanley, Simon Properties, Taubman, Kerry Properties, Tesco, GMS, GIC, CITIC Capital, Vina Capital, etc., with project experience spanning across more than 60 cities over China, Vietnam and Malaysia.
As one of the founding members of SRE’s China subsidiary, Kirby provided extensive site assessment work for Morgan Stanley which resulted in the now largely applaudedIn-City brand of chain shopping malls. Kirby also led major projects such as conceptualization for “Silk Road” cultural tourism attraction for The West Market in Xi’An, headed investment feasibility studies for 9 projects in Ho Chi Minh City, Hanoi and Danang for Vina Capital, development consulting for Suzhou Sports Square in Suzhou Industrial Park, helped developed basic SOP for property management, engineering and IT for CITIC Capital’s ID Mall in Changsha, as well as development planning for a mega mixed-use project JJ Mall in Heyuan City, Guangdong. Kirby has also played a key role in most of SRE’s China projects since the incorporation of the subsidiary, with trails stretching from tier 1 to tier 4 cities and counties of diverse market characteristics.
Cecelia Ng has more than 20 years experience in China commercial real estate leasing and marketing
Since 1990, she joined Hwa Tat Lee a public listed company and led its growth in HK. Taiwan . She then joined New World Dept Store as GM for the store in Tianjin and Chongqing before joining Capitaland as GM of a retail and mixed used project ,The Metropolis in Xiamen
In 2003 she joined SRE and has successfully market and lease several projects:
- -Nanning. Admiralty Mall.Tenants leased include Walmart, Pretemps,Broadway Cinema,Foodcourt etc to achieved opening results of 85% occupany
- Qingdao, Bailee mall SRE did the first mall in Qindao and she led the entry of fast fashion such as Zara,Uniqlo,Broadway cinema and the first ice skating ring into Shangdong province
- Yinchuan first shopping mall , xxxx mall .Sole leasing with 80 % occupancy
- Shanghai .Repositioning of Rose Plaza in 2012,to rebrand as One Prime .with 70 % leasing results

Kelvin has more than 32 years experience in the business as developer, manager and consultant in Asia. He pioneered many retail and mixed used projects in Asia, including Marina Square (Singapore) for 7 years from 1985. He and his team has done more than 10 million sqm of retail and mixed-used projects planning work and work across more than 60 cities in China. He also developed and managed several of the first malls in China since 1995.
Steven Tan is in the real estate industry for the last 30 years . He has been very active in the areas of Asset Management specializing in Mall Development, Technical Service, Pre-Opening and Management Consultancy.
Prior to becoming a partner of SRE , Steven has been for 5 years as Vice President for Capitaland Retail ( Greater China ) and is responsible for the performance of the Retail Assets in China and Taiwan.
Steven’s past involvement includes the Raffles City(Shanghai) , People Parade (Wuhan), The Exchange (Tianjin),TaiMall (Taipei) , HuiTeng Metropolis (Xiamen) and Gurney Plaza (Penang).
